A Lake Specialist is a must!
A few months ago my Husband and I were trying to purchase a home on Lake Lanier. Our mortgage company went through the typical scenario of ordering an appraisal. As a real estate Broker I realized that the appraiser needed to be someone that specialized in lake front properties and suggested they use a company familiar with Lake Lanier. To make a long story short they chose an appraiser not familiar with lake properties that valued the property hundreds of thousands below our contract sales price. Since we had looked for a property for some time on the lake we felt we had a good idea of what we could get for the money. We were floored when this appraiser came in with a value so low. It was so low that a lake lot could not even be purchased at that price! Being a real estate broker we knew this property was worth at least what we contracted for and convinced the lender to use an appraiser that specialized in Lake Properties. The lender wound up paying for 2 appraisals, which they could have avoided, if they had used a lake expert the first time around.
Mary Thompson was the lake specialist the lender chose for Lake Lanier. When she completed the report the value actually came in higher than the contract price. If we had not had a specialist to appraise this property we could not have purchased it and would have lost our dream home. In addition it would have also affected the Sellers, since they would not have been able to sell at the price they deserved for the property. We feel it is extremely important for folks purchasing and selling these unique properties anywhere to demand using experts in this field. Having one web site to find lake experts nationwide is a great idea! This would have made it so easy for us to find our lake appraiser and the lender would have really liked this, because they clearly did not have an appraiser on their list that specialized in lakefront property.
I must reiterate, a Lake Specialist is a must!
